Vetro

No one is allowed into this model home at Vetro, the South Loop high-rise, if they’re not wearing rectangular black-framed glasses. We’re pulling your leg, of course, but we’d be tempted to wear something hip and “design-y” if we lived in developer Roszak / ADC‘s glass-and-concrete building, at 611 S Wells St.

The building is designed by Thomas Roszak and Fujikawa Johnson Gobel Architects, and the model was gussied up by Roszak and designer Steven Burgert of ID Chicago. Fittingly, ID makes both home goods and eyewear…

Sales were at the 53 percent mark when last we checked on the Vetro, in mid-July. That’s about where they are now- 100 of the 232 units remain for sale, according to Andrew Kitaeff, a spokesperson for the project. Prices range from the mid $240s to just over $1 million.

  • If Vetro is truly only 53% sold, that is very bad news as construction is complete. They should have been at 53% around the time of ground-breaking. I foresee some great deals ahead for remaining units at Vetro for prospective buyers

  • Maybe developers will realize that they need to be more realistic when projecting profits and going to market units that are overpriced.

  • Imagine how P.O’d the 53% who bought units at inflated prices when the remaining 47% come tumbling down in price…

  • I’m one of the unfortunate 53%, but when I bought in April I thought I was getting a decent deal. I had no idea the housing market was going to collapse–maybe I should have?

    In life, timing is everything. But I’m thrilled with the building and it was in my price range so I really can’t complain. Now before I move in I must get some more appropriate glasses.

  • The exposed concrete is not being painted. One thing that really impressed me about this building are the innovative floorplans. The pictures of are one of the 2BR + den units and as you can see the have a contiguous wall of glass running along the entire main living space (including the den). Unfortunatley the rooms are pretty small, but they are well laid out.

  • im nor sold on the exterior of this building, but I am liking the looks of the interior. Will the concrete be painted? or are they putting some sort of material over the exposed concrete? Anyone know?

  • I don’t understand why Vetro is behind its competitors such as library tower, printer’s corner. Price is comparable and design is much better!

  • One disadvantage is half the building is facing the Metro & it is noisy. Anyone knows if the Ashton Lofts bankruptcy filing will affect other deveopers like the Vetro?

  • I called the sales center to get the pricing on units. Here is what happened: the sales person almost hung up the phone and told me to fill the request form on line and wait until someone gets back to me. Then I told him that he can just take my email over the phone. It took him a few minutes to grab a pen. Next day, I received an email saying that I should visit the website in a few days…maybe they’ll put prices there. Now, WTF is wrong with them, do they want to sell units? Do they have bunch of idiots sitting in the sales center???

    They just cut the prices of some units drastically. I don’t know if its the developer selling or two flippers. Not all units reflect a price cut.

    I too called the Vetro number one weekend during their office hours and couldn’t get a person to pick up the phone. Not sure what the deal is.

    Unfortunately the particular unit I am interested in was not among those to be repriced. Guess I’ll just have to wait and hope there are no takers.

    Have you tried asking for a repricing by making an offer on the unit? Seems like a better strategy than waiting and hoping.

    Some developers have been repricing a unit or two at a time but are open to offers on any unit. I don’t know thw situation at Vetro.
