A pristine three-bedroom duplex just off Division Street, for under $370,000

Eric Rojas and I weren’t able to meet up for our first round of Noble Square and Wicker Park videos until Monday, and we’ll probably spread our coverage out over several meetups instead of just one whirlwind tour. The top priority for us this week was getting inside unit #1 at 1319 N Bosworth Ave, which Eric and his partner just listed for $369,000. The seven-year-old duplex down has three bedrooms (four, actually, although one off the kitchen works better as a den), 2.5 baths, two fireplaces, a well-appointed open kitchen, a front patio and back deck, and a secured carport. (The gentlemanly Mr. Smith, star of this video’s second minute, isn’t included in the price.)

Being just east of Ashland Avenue, the home technically sits in Noble Square, but with Division Street and the Polish Triangle just a half-block away, it might as well be Wicker Park. In a recent post on his Chicago Real Estate Local blog, Eric noted that West Town’s two- and three-bedroom condo market is “on pace with the large and condo crazy Lake View community area,” with Wicker Park alone seeing about 100 sales in six months.
