Walton on the Park, 2 W Delaware, is a boutique high-rise that was built as a luxury condominium. The market downturn resulted in 153 of the building’s 189 units being rented for the past three years.
Walton on the Park has had a fairly low profile, perhaps due to its maintaining a high rate of occupancy. As of yesterday evening only three units were available for immediate occupancy, all of them 2-bedroom, 2-baths priced from $4,215 to $5,355. A 1-bedroom, 1 ½ bath is available at the end of this month for $3,630 and two more will be available at the end of July for $3,330 and $3,430. A 3-bedroom, 2-bath is available at month’s end for $4,880 and a 2-bedroom, 2 ½ bath will be available in early August for $5,290.
Walton on the Park is a full-amenity building in a stellar location. One of the attractions is the views, which were dramatic even during the poor weather conditions that prevailed during my visit yesterday.
Another attraction is the delightful Washington Square Park, a few steps from the building. The park has benches surrounding a fountain, and a dense tree canopy at the park perimeter.
