An early look at Park Douglas

Ground has broken on the first phase of Park Douglas, a new 137-unit mixed-income development at 12th Place and Talman Avenue in North Lawndale that will replace the neighborhood’s old Lawndale Gardens public housing complex. The CHA, in partnership with Mount Sinai Hospital and B-M Ogden LLC, will build 60 apartments reserved as public housing, 49 affordable apartments funded with Low Income Housing Tax Credits, and 28 market-rate apartments. Deliveries will begin in July.

Pappageorge / Haymes put together Park Douglas’ master plan, but Koo and Associates is the architect of record for Phase 1, which consists of 42 apartments collected in nine buildings, ranging in size from two-flats to nine-flats. “The buildings range in style from traditional to contemporary design and will make use of local, salvaged architectural ornament,” says the project description at Koo’s website. Koo currently features the four renderings seen here.
