Sales update: Another round of price cuts at 1600 Museum Park

Almost all of the condos still for sale at The Enterprise Companies1600 Museum Park, 1629 S Prairie Ave in the South Loop, saw some kind of price change in the first week of the new year, according to Coldwell Banker‘s listings.

Thirty-four of the 123 new homes still for sale at the 32-story tower now have prices between 10 and 22 percent below their original prices, but the majority of the homes have seen more modest cuts of 1 and 9 percent. Enterprise and Coldwell Banker have adjusted a handful of homes upward, including one 30th-floor one-bedroom whose value has risen 96 percent in the past three and a half years, from the $330s to the $680s.

One-bedrooms at 1600 Museum Park are now priced from the $290s to the $680s, two-bedrooms from the $360s to $680s, and three-bedrooms from the $580s to $650s. About 55 percent of the tower’s units have closed in the past year, but no resales or rentals are listed at the moment.

1600 Museum Park features an outdoor swimming pool and rooftop sundeck, a fitness center with separate men’s and women’s locker rooms and sauna, a penthouse clubroom with full-service kitchen, and a 24-hour door staff.
