Arbor Park Townhomes: a good place to build?

Our most recent post on Arbor Park Townhomes spurred some debate about whether the site is suitable for residential building. I thought photos might shed some light on the subject, so I headed down to 2400 E 95th St, in Calumet Heights, where a sales trailer has been set up and one building is underway.

DeGrazia Development Co is building 78 townhomes on a strip of land bounded on the north by freight train tracks and on the south by 95th Street. Aside from a car wash just east of the site and a few scattered commercial buildings, much of the land along that stretch of 95th is undeveloped (@properties is selling a forested plot of land across the street). Crickets shirring in the brush gave me the feeling I was out in the country – that is, when I wasn’t looking at the traffic whizzing past.

DeGrazia is selling three-bedroom townhomes with attached garages, housing suitable for young families. The price is attractive; Vision Group Realty & Marketing, which is marketing the project, had the townhomes priced from the $260s to the $320s last we checked. But if I had young kids I’d worry about being sandwiched between a busy road and train tracks. What’s Yo’all’s take?
