Ashland condos bring value to Blaine district

3748 N Ashland Ave, ChicagoParents of grade schoolers hold Lake View’s Blaine School in high regard, and that means homes in the Blaine district can sell for premium prices. The new homes I see for sale near Southport Avenue are priced near or above $400 per square foot. Buyers who are looking at homes priced below that still have options in the district, though. Back in April, Realtor Yehuda Cohen told Joe that homes on Ashland Avenue represent some of Lake View’s best values, and as it turns out, the three blocks of Ashland between Waveland Avenue and Irving Park Road fall completely within Blaine’s boundaries.

One of the two new-construction options available on those three blocks is Lakepointe Development’s four-story, nine-unit building at 3748 N Ashland Ave. The five homes currently for sale in the building each dropped by a modest $25,000 earlier this week, according to Redfin‘s MLS history, bringing the prices of the two-bedroom / two-baths down to a range of the $450s to $550s, or an average of $292 per square foot.

The most expensive condo of the five is a top-floor home with 1,825 square feet and private elevator access. The other four have 1,650 square feet. All of the homes have 10-foot ceiling heights, hardwood floors, Sub-Zero, Wolf, and Bosch appliances, Kohler and Grohe fixtures, walnut kitchen cabinets, baths with marble finishes and heated floors, and attached garage parking spaces, according to listings from Coldwell Banker agent Rachel Krueger.

Along with the Ashland Avenue bus, residents can walk about four blocks west to intersect with the Brown Line and then decide whether to head north to the Irving Park station or south to the Addison terminal. Buyers who bleed blue can get to Wrigley Field by foot in about 15 minutes on a good day.
