Atrium Village, 1140 N Wells St, Old Town

Atrium Village was built by a partnership of four churches in the area: LaSalle Street, Holy Family Lutheran, St. Matthew United Methodist and Fourth Presbyterian.

The original development was completed in 1977 and consisted of a mid-rise building and eight three-story buildings housing a total of 225 units on a 7.2-acre site bounded by Division St, Wells St, Hill St and the CTA Brown Line tracks.

The existing complex is being demolished in phases and redeveloped. When completed, the redeveloped Atrium Village, will consist of four high-rises along with townhomes, with a total of approximately 1,500 apartments, retail space, and a 2-acre park.

Construction on the first phase of the redevelopment, a 32-story, 405-unit apartment tower at 1140 N Wells St, began early in 2016. Occupancy is expected in 2017.

The redevelopment team includes Canada-based Onni Group as the developer, FitzGerald Associates Architects, Bumgardner Architects, Hartshorne Plunkard Architecture and Hitchcock Design Group as the architect team, and Onni Contracting as the general contractor.

The apartments

The first phase of the redevelopment will include studio, one-, two- and three-bedroom apartments. Details of the apartment finishes have not been released.

Expect the new building to have a similar level of finishes to other newer apartment high-rises in the area.

Atrium Village currently has studio, convertible, one-, two-, and three-bedroom apartments.

Views. The new tower will have expansive views in most directions.

Amenities, services, policies

Details of the amenities for the new buildings have not been released yet.

The existing Atrium Village has a good mix of amenities for an older development, including a community room, 24-hour laundry, an outdoor pool, tennis courts and playgrounds. Access to the amenities will vary as construction proceeds.

Uncovered resident parking is currently available on-site. The newer buildings will include both covered residential and retail parking.

Atrium Village has on-site leasing, management and maintenance staff. The current mid-rise building has 24-hour lobby attendants.

No dogs are allowed. Cats are allowed with a pet deposit and pet rent.

The location

Atrium Village is in a keystone location that affords residents walkable access to the Gold Coast, Old Town and River North neighborhoods. The immediate area has a strong appeal to all age groups.

Shopping. Residents of Atrium Village have several major grocery stores nearby, in addition to the popular seasonal farmers market on Division St.

Treasure Island, which bills itself as “America’s most European supermarket,” is half a mile east of the property.

A new Jewel Foods is under construction at 1200 N Clark St and is slated to open summer 2017.


The new, upscale Plum Market is a block north on Wells St. A new Target recently opened a few blocks west on Division St. A number of convenience stores and delis are near the building.

CVS and Walgreens pharmacies are a few minutes’ walk east of the building.


Oak Street boutiques, Michigan Avenue’s Magnificent Mile shops and Water Tower Place are a few minutes’ walk from the building.

Dining, nightlife, entertainment. Residents at Atrium Village are within a short walk of three major clusters of bars, restaurants and entertainment venues along Wells Street, Division Street and Rush Street.


The pedestrian-friendly Wells Street strip that begins just east of the property is packed with popular bars, sidewalk cafes and comedy clubs, and still retains a few of the quirky shops from its days as a tourist destination.


A few blocks east of Atrium Village is the storied Division Street nightlife strip, home to Mothers, the legendary Butch McGuire’s and more than a dozen other establishments.


The Rush Street triangle that frames Mariano Park is one of the most vibrant people-watching, drinking and dining scenes in Chicago.

Parks, recreation. Residents at Atrium Village have good access to a wide range of parks and recreational activities.

Oak Street Beach, with its spectacular views of the Lake Shore Drive skyline, is a 15 minute walk east.

Lincoln Park, home to the Zoo, Conservatory, North Avenue Beach and a host of playing fields and other attractions, is three quarters of a mile north east. It’s one of the greatest urban playgrounds in the nation.

Washington Square Park, a tranquil gem, is a few blocks southeast of Atrium Village.

Seward Park, half a block west, has ball fields and basketball courts for more active recreation.

Transportation. Public transportation from the location is outstanding.

The CTA Red Line stop at Clark and Division is two and a half blocks east and provides easy access to the Loop and Cubs and White Sox ballparks.

The development will also include space for a new potential Brown Line stop.

A variety of CTA bus routes criss-cross the area along Division, Wells and LaSalle Streets.

Access to I-90/94 and the rest of the city’s expressway grid can be slow along Division St during peak hours. If you’re southbound or headed for the Eisenhower Expressway (I-290), Ontario St is a better option.

ZipCar and Enterprise CarShare locations are a block away from Atrium Village. Taxis are easily accessible.

The competition

Rentals are typically available in a number of nearby condo buildings, sometimes at lower rents than in the managed apartment buildings.
