Attention condo shoppers: Metropolitan Tower open

The original directional beacon atop Britannica Center, 310 S. Michigan, was meant to convey the global reach of S. W. Straus & Co., which built the structure in 1924 as the Straus Building. Architects Graham, Anderson, Probst & White designed the highrise as the first to take advantage of a provision of Chicago’s 1923 zoning ordinance allowing occupied towers above 260 feet if setback provisions were met.

The landmark blue crown light most of us are familiar with atop the 30-story tower came to symbolize knowledge when the building became Britannica Center, and now it will be an alert for luxury condo buyers.

Metropolitan Properties is converting the 80-year-old office building into 245 condos with lasting views of Grant Park, Millennium Park and the lakefront at Metropolitan Tower, www.TheMetropolitanTower.com.

“Metropolitan Tower offers buyers the opportunity to join this booming community in a property that combines vintage details and state-of-the-art amenities,” said Louis D’Angelo, president of Metropolitan Properties. “Our residents will have Grant Park as their front yard, with the Cultural Mile, Millennium Park, the Loop and lakefront just steps away.”

A new sales center, located on the 12th floor of 310 S. Michigan, has two furnished models and showcases the views of the park and Buckingham Fountain that buyers will see out their front windows.

The architecture firm of Pappageorge Haymes designed the conversion. Condos have one to three bedrooms and up to 1,932 square feet of space, priced from the $300s. The developer also is offering “townhouse” units with two to four bedrooms and up to 4,171 square feet, and full-floor “Millennium Penthouses” with private elevators and 360-degree views, priced “in the upper bracket.”

The building is a part of the new Michigan Avenue landmark district and Metropolitan is preserving its original lobby details, including cream-colored moldings, marble floors and brass elevator doors that depict images of the arts and sciences.

The units will have all new mechanical systems, Grohe fixtures, premium GE appliances and Woodmode cabinetry. The building includes 24-hour door staff, a professionally equipped fitness center, a roof deck, furnished guest suites and an event room. Private enclosed parking is available on site.
