You don’t have to climb too high to get a good view of your surroundings in Bucktown and Wicker Park. Here’s what I could see from the deck atop the four-story Urban Sandbox, located at 1615 N Wolcott Ave. Only the building’s two fourth-floor condos get rooftop access. Of those, only one, unit 402, is still for sale. The three-bedroom / 2.5-bath unit is listed at $1.39 million.

Sounds like quite a price for a condo in Wicker Park/Bucktown
I didn’t get the specs on the unit before posting up these pictures, but since the topic has come up (sorta), here’s the breakdown of floor space: Unit 402 has approximately 2,200 square feet of interior space and another 1,035 square feet of outdoor space.
I talked to Karen Ranquist about the pricing as we walked around the building. She feels like the relative lack of three-bedrooms of this size around Bucktown and the architectural style of the project justify the price point.
The MLS shows the other penthouse unit in the building under contract with an asking price of $1,195,800. So, over $1M for one of these remaining nicely located luxuries does not seem too aggressive.
On a related note, a 3200 sq/ft penthouse at 1717 N Damen (just a couple blocks west of Urban Sandbox in Bucktown) closed for $1,250,000 in January of this year.
