Burnham Pointe is a 298-unit, 28-story apartment tower in the South Loop. The building has a parking garage and ground-level retail and restaurant space.
Burnham Pointe was completed in 2008. It was originally built as a condominium and converted to rentals as a result of the market downturn. Terrapin Properties was the developer. DeStefano + Partners was the architecture firm and Walsh Construction was the general contractor.
The apartments
Burnham Pointe offers 8 different 1-bedroom floor plans and 11 2-bedroom plans with 2, 2 ½ or 3 baths.

The apartments have high ceilings and floor-to-ceiling windows.
Built as a condo, Burnham Pointe has higher-level finishes than some of its competitors. The open-plan kitchens have good counter space, granite counter tops, and stainless appliances including gas ranges and built-in microwaves.
Apartments have hardwood floors throughout, in-unit washer / dryers, large closets and private balconies or terraces. Balconies are generally larger than you’ll find in many high-rise apartments.
Two-bedrooms typically have the split-bedroom layout that’s popular with roommates, and have stall showers in the master bath. Several of the penthouse plans are duplexes, a layout that isn’t often found in high-rise apartments. The units have good closet space.
The building rents some apartments furnished. Short-term furnished housing is available through Oakwood.
Views. Burnham Pointe has good views from most of its higher-floor apartments.
The east view looks over the low-rise buildings at the Dearborn Park development.
Amenities, services, policies
Burnham Pointe has a lobby that is being renovated to include a resident lounge. Leasing and management staff are in offices next to the lobby.
The common-area amenities at Burnham Pointe are unusually extensive for a building built as a condo. The amenities are on a single level and are adjacent to a sprawling landscaped deck.
The deck has multiple seating areas, a grilling station, and views of the classic loft buildings on Printers Row.
The aquatic area has a resistance pool, a whirlpool and a sauna.
The newly renovated fitness center has cardio and strength-training areas and a separate yoga studio.
There’s a nicely-equipped business center with a conference room.
The resident lounge / party room has a fully-equipped kitchen and space enough to accommodate a large crowd. Its furniture groupings can flexibly host smaller social gatherings.
Burnham Pointe is pet-friendly and has a private dog run. Parking is available in an on-site garage.
The location
Burnham Pointe is one of the closer-to-the-Loop buildings in the South Loop.
It’s just west of the Printers Row neighborhood and within walking distance of a number of local colleges and universities.
Shopping. Burnham Pointe has a number of nearby grocery options.
Urban Pantry, a convenience store, is on the ground floor of the building.
The nearest major grocery is Target, a half-mile directly south of Burnham Pointe along a highly-trafficked stretch of Clark St.
Trader Joe’s and Jewel-Osco are nearly ¾ of a mile from Burnham Pointe and Whole Foods is nearly a mile south and west. There are full-service pharmacies in the Jewel and Target, and a Walgreens is 5 blocks north.
The most convenient retail cluster for Burnham Pointe residents will be the State Street shops, anchored by Macy’s.
The new AMLI South Loop development, immediately south of Burnham Pointe, will have ground-level retail space that may enhance the pedestrian experience for residents of Burnham Pointe.
Dining, nightlife.
There are a number of friendly, neighborhood-oriented spots near Burnham Pointe.
A Japanese restaurant, Umai, is in the building. Blackie’s, directly across the street from Burnham Pointe, is a local favorite for burgers and a pleasant sidewalk hangout in good weather.
Other Printers Row venues that merit a visit include Flaco’s Tacos, Hackney’s, Kasey’s Tavern and Bar Louie.
There’s a fast food strip just north of the building in Columbia College’s Dwight Lofts building, with Dunkin Donuts, Subway and Pat’s Pizza.
Lou Malnati’s and Pauly’s Pizzeria are three short blocks east.
Jazz Showcase serves up live music seven nights a week and at a Sunday matinee at Dearborn Station, a short stroll east of Burnham Pointe.
Parks, recreation. Burnham Pointe has poor access to public parks and outdoor recreational opportunities.
Transportation. Public transportation from the location is decent.
The nearest CTA train stops are at LaSalle and Van Buren, a 7-minute walk north and west, and State and Harrison, a 5-minute walk north and east.
The nearest CTA bus routes are several blocks from the building.
Taxi service is generally good at the location. Enterprise CarShare and Zipcar car sharing locations are nearby.
I-90/94 and I-290 can be reached quickly via Congress Pkwy.
