Burnham Pointe apartments retain condo look

Burnham Pointe, 730 S Clark St, Chicago

When Draper and Kramer took over the management of Terrapin PropertiesBurnham Pointe high-rise last year and converted the new tower from condos to apartments, I assumed that many of the features Terrapin had advertised for its units would fall by the wayside in favor of less expensive alternatives.

The apartments certainly aren’t as tony as a new luxury lakeside condo, but Adrian Aquino of Draper and Kramer told us during our visit that the building, located at 730 S Clark St in the South Loop, is remarkably similar to the product Terrapin intended to deliver. Given that the building was nearing completion when Terrapin started seeking apartment investors last April, it’s not surprising that the floor plans haven’t changed – one-bedrooms have 737 to 1,209 square feet, and two-bedrooms 1,046 to 2,084 square feet – but since we don’t get into too many new-construction apartment buildings, I suppose I was surprised by the presence of standard condo finishes like hardwood floors, granite and marble countertops, and stainless-steel appliances.

The two-bedroom model we visited (seen in these photos and the floor plan below) was a 03-tier unit, which has 1,186 square feet and starts at a base rent of $2,931 a month. The southwest corner unit has a wrap-around, 40’ x 5-6” balcony with views to the south and west and access from both the living / dining area and the master bedroom.
