Buyers have “superior” options at River North high-rise

In a softened market, buyers become more judicious during their home searches. Many prospective home buyers seek the freedom to express themselves through their home, and in today’s real-estate environment, customization is king.

At Superior 110, a glass-and-steel tower under construction at the northwest corner of Superior and Clark streets in River North, homeowners have the ability to customize every inch of their living space with the help of JFJ Development and its president, Jon Zitzman.

“When I founded my company 15 years ago, my mission was to provide more quality construction than a majority of the market was offering,” Zitzman says. “My goal was to build a reputation over time as a developer who doesn’t cut corners and conducts business at the highest level of integrity. Building custom condos is an extension of that philosophy.”

Buyers have a number of options within Snaidero’s standard line of cabinetry and bathroom finishes. But every buyer has the ability to meet with a design coordinator at a design showroom and can choose from literally any of the products found there.

“If somebody wants something specific built in, they can get it,” says Greg Eldridge, the @properties sales agent in charge of marketing Superior 110. “People come in all the time and say, ‘I saw this tile at the Merchandise Mart and I’ve just got to have it.’ And if we can get it, we’ll get it.”

According to Eldridge, Zitzman’s unique attention to the needs of his buyers allows JFJ to provide a “wildly unique” personal touch to their projects.

“Because we pay an enormous amount of attention to the construction and finishes, our team grew accustomed to entertaining buyers’ specials requests,” Zitzman says. “As a developer, I’m involved in the construction process. So I spend a lot of time looking at new technologies and products on the market, which affords us the opportunity to do more custom finishes.”

Superior 110The 27-story building designed by Hartshorne Plunkard Architecture and built by Evans Construction consists of just 58 residences and no more than four units per floor. So while its height makes it stand out in the neighborhood, the arrangement of homes will give Superior 110 a more intimate feel than buildings of a similar size.

“The appeal of this building for someone looking for a two-bedroom or a one-plus-den is that they’re buying into a building where the size trends toward the bigger,” Eldridge says. “In some buildings a two-bedroom would be one of the bigger units; here it’s one of the smaller units, so it is a very different feel than what you typically find.”

A dozen units remained on the market as of July. The available homes range from the $540s to the $600s for 1,150 square-foot, one-bedroom/1.5-bath units with dens, and the $600s to the $650s for two-bedroom/two-bath homes with 1,225 square feet of living space.

There are still three-bedroom/three-baths with 2,550 square feet remaining from $1.46 million and $1.61 million. Deeded heating parking is available starting at $42,000.

The condos will feature 9.5-foot ceilings, hardwood floors and floor-to-ceiling windows. The homes have immaculate views of the chic, vibrant River North, a neighborhood which Eldridge says is “right at the pulse of everything that makes Chicago great.”

Units will include fully dry-walled ceilings, extensive recessed lighting, and speaker wiring installed in the ceiling. An elaborate sound-proofing design will allow for peace and quiet between rooms within each individual unit.

The building will include amenities such as a state-of-the-art fitness center, a landscaped dog run on the 26th floor, and a 24-hour on-site staff.

“I could probably talk forever about my philosophy and why we let buyers customize,” Zitzman says. “But the bottom line is that, as the market has softened, buyers have become more discriminating. You have to offer them more than the ‘production developers.’ And that’s precisely what they’ll be getting at Superior 110.”

The Superior 110 sales center, located at 747 N LaSalle St, is open from noon to 4 p.m. on Tuesday and Friday through Saturday.
