As we mentioned recently, Mon Amie Flats, a condo conversion on the Northwest Side, has starting prices we might call tres modere. JIA Development’s rehab of a former apartment building at 2434 N Laramie Ave in Belmont Cragin has prices starting at $149,000 and going up to $299,000, according to Patrick McEneely at Property Consultants Realty, which is marketing the project.

The project’s name (which means “my friend” in French) is cobbled together from the last letters of the words “Belmont” and “Laramie,” McEneely says. The 15 condos include simplexes and duplexes with one to three bedrooms and one to 2.5 bathrooms.

One- and two-bedroom simplexes range from about 750 to 1,100 square feet, while the three-bedroom duplexes are about 2,000 square feet. The project is targeted at first-time buyers and those who want to downsize to a condo from a single-family home, McEneely says.

Some features include hardwood floors, new windows, kitchens with stainless steel appliances and granite countertops, and bathrooms with travertine tiles. All of the units currently are available, McEneely said, adding that the developer is offering an incentive to buyers of $2,000 in closing costs.

Deliveries are slated within 30 to 60 days of closing.
