Chopping block: $100,000 trimmed over 18 months at 3300 North Lake Shore condo

Unit 5C at 3300 N Lake Shore Dr, Chicago

Unit 5C at 3300 North Lake Shore has been on the market since April 1, 2009. In the year and a half since, Realtor Mike Liska has adjusted the home downward five times, from an original price of $499,900 to today’s new price of $399,000. That’s still twice as much as the current owner paid for the home back in 1998.

Liska’s listing says the 1,800 square-foot three-bedroom / 2.5-bath features a remodeled kitchen, a barrel-vaulted foyer, two master suites, hardwood floors, cove molding, new windows, and views of the lake and Belmont Harbor. The 16-story, 84-unit, Beaux-Arts-style building dates back to 1920, and features a common roof deck and elevator access to all floors. (Chicago history buffs take note: according to Emporis, Nelson Algren moved into the building shortly before his death.)

Monthly assessments are $930, covering heat, water, common insurance and scavenger. Taxes are $5,293, a little above the median for the building.
