Comparables: Edgewater

A 2 year old second floor unit at 6056 N Hermitage is about as good as it gets for newish construction, if that’s what you’re looking for. It’s got 2 bedrooms and 2 baths in 1600 square feet. 2005 taxes were $5445 and there’s a $184 monthly assessment. It includes a parking space and is offered by Jennifer Teadt of Property Consultants for $389,900.

The kitchen has everything that’s entry-level luxe today– stainless, granite, cherry — and is far enough from the living/dining area to really feel like a separate room. There’s a gas-start woodburning fireplace in the living area and a perfectly usable terrace in front. One of the nice things about the layout is that the circulation corridor to the bedrooms is on the south side of the unit and has a wall of windows, which makes the whole place really light.

The bedrooms are large and there is lots of closet space in both; there’s also a deck off the master. The baths are vanilla but plush; the master has a stall shower and a tub. Are you surprised that there are beautiful hardwood floors throughout?

The location is a pocket west of Ashland and north/east of Ridge; as you head north, there’s a fair amount of the sort of cheesy Colonial Williamsburg-type attached housing from the 1950s that has aged badly. But this block has a lot of single-family frame houses [this stackable is one of the few on teardown sites] and a muti-unit vintage building is being rehabbed and condo-converted right across the street, so the upside potential looks good.
