No false advertising here: Chantico South, located at 1621 S Carpenter St in Pilsen, came pretty close to matching Lipe Property Company‘s original sketch. The corrugated metal siding and those Aztec patterns on the balconies remind me a little too much of a Chipotle, but maybe buyers are into that sort of thing. I’ll admit, its oranges and reds do add some much-needed color to the street.
Three Chantico South condos are listed at the moment: an 824 square-foot one-bedroom / one-bath, a 1,016 square-foot two-bedroom / one-bath, and a 1,492 square-foot three-bedroom / two-bath, priced in the $190s, $290s and $400s, respectively. Cook County records don’t show any sales at Chantico South, and all nine of its homes were available when Jameson took on its marketing duties this summer. Prices at that time reached up into the $440s for an 1,800 square-foot, two-bedroom duplex.
Open houses at Chantico South start back up in a couple of weeks, so maybe I’ll have a chance to step through some of these homes and even grab myself a burrito bol on my way out.

What do you like out there?
Most REO’s are fairly priced if in good condition. Sadly, most of them are in areas that nobody wants to live, or completely trashed.
There’s a few decent deals to be found out there, but very scattered throuought all areas of the city. We’ll see in the spring the inventory numbers and what people are listing at. Whether reality has hit or if people still want to be delusional.
I think the near South Loop and Roscoe Village will be the best spot to find deals in 2009. How about you Joe?

The “best spot” will vary depending on who the buyer is. I’d agree that the South Loop is likely to be fiercely competitive in 2009 due to the number of units coming to market and the large number of rental units in the area.
Roscoe Village? It’s an attractive area. Except for Belmont Ave I don’t see all that much new inventory in RV. What are you seeing?
Abuyer, what are you talking about? Pilsen’s the next big thing. Economic troubles might delay it a bit but it’s definitely well on its way.

3 year and 5 year interest only loans, households that have overextended themselves and high unemployment will send these families with kids to the suburbs.
And (East) Pilsen is at least an interesting neighborhood, for hipsters and artsy folk. Personally I’d rather live there than Edgewater or some super north Suburb, but where this particular property is at, its inbetween little Mexico on 18th St. and the Train Tracks to the immediate north. Not an area I’d enjoy walking around at night in.
I’m wondering how many of those families are going to have to stay put or will move to a rental because of job losses.
Pilsen’s too far from the lake for my taste and I prefer the housing stock in Edgewater to the late 19th century working class stuff in Pilsen.
