Conditions are right to move up to a new-construction home at Reston Ponds

Homeowners considering a change of location would be wise to list their homes now to avoid competition from foreclosures later in the year, say area housing consultants. Even if the home sells for less than it would have in an ideal market, the combination of historically low interest rates, attractive grand-opening prices, and homes available for delivery right have created a golden opportunity to move to Reston Ponds early this year.

“Better days are coming, and everyone needs a place to live, so now is a good time for a seller to move forward,” says Liz Mallin, sales manager for Shodeen Residential‘s new community in Sycamore.

Reston Ponds is a new enclave of single-family homes located within walking distance of downtown Sycamore, a short drive from Northern Illinois University campus and Interstate 88, and just 30 minutes from Elgin, St Charles, Geneva, and Rockford. Located on-site is Southeast Elementary School, part of the Sycamore Community School District 427.

Homes at Reston Ponds come in eight different floor plans with 1,576 to 3,051 square feet, with prices starting in the $220s. Ready-to-deliver homes at Reston Ponds range from a Kaneville-model home priced in the $260s, representing a discount of $25,000, to a St Charles-model home with more than 3,000 square feet, priced in the $300s after $44,000 in discounts, Mallin says.

Shodeen is also offering up to $2,500 in closing costs as a buyer incentive for early 2011, she says.

A model and sales office is located at 345 E Becker Pl is open from 11 a.m. to 5 p.m. Monday and 9 a.m. to 5 p.m. Tuesday, Wednesday, Saturday, and Sunday. For more information, call 877-901-5151 or visit ShodeenHomes.com.
