Here’s a project that’s flown under our radar until now: a new five-story, 45-unit building at the corner of Leland and Kedzie avenues in Albany Park, right next to the Kedzie Brown Line station. Yesterday I stumbled across a banner ad promoting Conlon Real Estate‘s grand opening event at Leland Crossing, 3201 W Leland Ave.
All of Leland Crossing’s homes have two bedrooms and either one or two baths. Someone’s cropped the square footage for each unit off the bottom of each floor plan featured on the development’s site, but the plans still feature room dimensions in case you want to estimate their sizes. It’s not clear how high the price points get, either — agent Deborah Hess’s seven listings are all second-floor units, priced from the $220s to $280s. (I’ve put in a call for more info and will pass along any additional details when or if I receive them.)
Developer Wexner / Greenberg describes the homes as soft-loft style units with exposed ductwork, hardwood floors in the living / dining areas and kitchens, 10-foot-high exposed concrete ceilings in the main living areas, track lighting, Whirlpool stainless-steel appliances, granite kitchen countertops, master baths with granite and porcelain finishes, and one or two balconies. Are you the listing agent for the property?
I just met Chris on another property and he works with the listing agent. Nice guy, knows the hood. Not sure about any development in AP right now making hey though. A 2/2 with parking incuded for $280K may do the trick at this Kedzie location however. Central spot, right on the L train Kedzie stop, Noon a Kabob is a very good restaurant and a nice Starbucks next door. McDonalds too a half block away and I suggest getting your coffee there!
Walk straight east on Wilson for pretty views all the way to Lincoln Square. Not a bad walk at all… use to do it all the time.
Kedzie can be BUSY here, lots of street action.

Wow, Chris is drinking the kool-aid. I think the development may do better than most recent developments in Albany Park due to it’s eastern location and lower pricing… but a bunch of brokers going to an opening party would not predict actual sales in my book… if this were the case, a lot of failed high rise developments going rental would otherwise be sold out after their hip opening parties.
