A year has passed since The Enterprise Companies and Mesirow Financial Real Estate celebrated the groundbreaking of the first Walton on the Park tower at 2 W Delaware Pl in River North. If the scene above looks a little sparse for a year’s worth of work, remember that construction crews spent the first half of 2008 trying to lay a foundation that wouldn’t disturb the Red Line tunnels below State Street. Walton on the Park was one of three downtown developments that Appraisal Research Counselors said would deliver homes in 2010, and Ralph Oliva of Coldwell Banker Residential Brokerage says that construction is on track to hitting that mark. The tower’s lower units should be ready for occupancy by January 2010, he says.

Walton on the ParkSince the estimated date of completion for Walton on the Park’s second phase isn’t much more definite than “someday,” it’s fair to wonder whether all the amenities Enterprise and Mesirow promised buyers will be in place when they move into their new homes. Oliva says this shouldn’t be a problem, since the outdoor terrace, park and pool area that will eventually bridge the two buildings will all be in place when the first tower is finished. Other amenities, like saunas, exercise rooms, and game rooms, are slated to be in both high-rises.

Sales at Walton on the Park’s south tower have lingered around the halfway mark for most of the past year. Oliva currently has 110 units listed on the MLS including one-bedrooms with 920 to 960 square feet, priced from the $490s to the $620s, two-bedrooms with 1,275 to 1,520 square feet, priced from the $640s to the $990s, three-bedrooms with 1,410 to 2,130 square feet, priced from $1.25 million to $1.68 million, and a single 3,435 square-foot four-bedroom priced at $2.74 million.
