After all these months, the real Mod finally resembles the one we’ve only seen in renderings. The scaffolding along its facade has come down, revealing the signature red fins and floor-to-ceiling windows facing Madison Street in the West Loop.

Jameson Vice President of Sales Michael Battista says that Mod’s sales center – currently located across the street at 1131 W Madison St – will move into the mid-rise at 1222 W Madison St by the end of November. Two two-bedroom models will open, one finished with the development’s standard package and the other outfitted with several upgrades.

One of the biggest differences visitors will notice between the two will be at their feet: Mod’s standard units will have concrete floors, while its upgraded units will have bamboo flooring. We don’t see too many concrete floors these days, especially as the default finish, so I’m curious to see how many buyers stick with it and how many opt for a more traditional floor.

Close to half of the 56 condos in Mod’s first phase are under contract. By our reckoning, units haven’t moved there a whole lot over the past few months, but Battista notes that few people are willing to make a purchase “on paper alone” right now and sounds hopeful that interest will pick up once buyers can get a look at the finished product.

The remaining units are priced from the $270s for a one-bedroom home to the $440s for a two-bedroom. Parking is $35,000 per space.

Although they aren’t advertising any deals just yet, Battista says that Mod’s developers are kicking around a few ideas for financing incentives and could have something in place with a preferred lender by the time the models and sales center open.

Deliveries should begin at Mod in late February or early March, he says.
