30 W Erie 30 W. Erie

Now that 30 W Erie is nearly finished, what’s Yo’all’s take on the execution of Hartshorne Plunkard Architecture‘s design? Last time we put it to a vote, some said the building was a beautiful addition to the block. Others said they preferred the Amoco station that used to occupy the site. I wouldn’t go that far, but I’m wondering what happened to the tall windows just below the roofline, which in the rendering provide a pleasing balance to the glass on the ground-floor retail level. I also miss the semi-circular windows in the mansard roof. And it looks like the western-facing section of the roof is missing a dormer. Too bad – the detailing around the cap was the best part of the rendering, for my money.

Prices at 30 W Erie range from $1.15 to $1.6 million. The building has two units per floor, with a total of 20 units. A sales center and model are located on the fourth floor.

  • I personally think the whole thing, top to bottom, looks like a cheap pile.

  • It’s pretty irritating how developers offer these renderings and the don’t follow through (as pointed out by the author). If I was a buyer, I would not be happy about these details being left out.

  • Come on. While it is developer butchered, everyone would be praising the heavenly skies if Lucien’s name was tagged to this.

  • would you want to pay one million ++ for a condo when your lobby consisted of kinkos and a starbucks\!!!! i mean c’mon has anybody walked by and actually seen the entrance to this piece of crap pseudo lets look old but cut corners and hope no one notices building! I guess what it really comes down to as long as developers continue to get away with it, it will continue to happen. SO DISAPPOINTING!!!

  • Coffee and copies and condos? This sounds like a deal of a lifetime!

  • HOW BLAH!!! I agree if your going to spend 1.1 million on a condo the details in the rendering should be part of the building!!! This building is so bland!!! I would never buy in it!! But I love the rendering…..it had great potential!

  • The brick on all sides is nicely detailed, but after that, nothing much to add. I just passed this building this afternoon and wondered why the top (with its fake slate shingles) looked so bland….

  • Starbucks and FedExKinko’s are great amenities.

I’d love to have them downstairs, especially if I officed out of my home.
