A few weeks ago, I spent an afternoon hunting for new condo developments in Irving Park. Because the neighborhood is so large, stretching from Addison Street to Montrose Avenue and from the Chicago River all the way to Cicero Avenue, I decided against covering it all at once.
My first couple of roundup posts included everything north of Irving Park Road, where most of the neighborhood’s new is taking place. Yesterday, I looked at everything south of Irving Park Road, and I found that there are far fewer options down there.
For buyers who are in the market for affordable conversions, Irving Park south of Irving Park Road is probably a good place to start. I found four gut-rehab developments with prices starting below $100,000 for a junior one-bedroom and topping out in the $410s for a three-bedroom / three-bath unit. The only new-construction project I found is the last on the list, at 3813 – 3815 North Kedzie Ave. There, three-bedroom condos are priced from the $300s to the $340s.
