For the first time since we started tracking downtown rental inventory in November 2009, the number of condos, townhomes, and single-families listed in the city’s 14 downtown ZIP codes has fallen below 1,000. There were 1,689 downtown homes listed for rent on the MLS at this time last year; today, there are 900.

The median price for these units is holding steady at $2,000. Forty-six homes are listed at exactly that price, ranging from a 905 square-foot two-bedroom / one-bath with parking at 1845 S Michigan Ave in the South Loop to a 1,600 square-foot two-bedroom / one-bath at 1520 N Hoyne Ave in Wicker Park (pictured). Falling within the 60616 boundaries but outside our usual definition of downtown is a 3,000 square-foot, three-bedroom / three-bath duplex at 3144 S Prairie Ave in Bronzeville.
