Dwindling availability at two new-construction developments in Heart of Chicago

Pilsen gets all of the attention, but Heart of Chicago, Pilsen’s neighbor to the west, might be a better ‘hood for new-construction condos. Koenig & Strey GMAC agent Jason Stratton says that both Villa 24 (pictured at right), which is located at 2451 S Western Ave, and Oakley Pointe (pictured above), at 2520 S Oakley Ave, are nearing closeout.

Stratton took over sales and marketing duties for both developments in August, and he says they’ve been selling at a pretty good clip recently. Since it was announced that both developments will be FHA approved a couple of weeks ago, Stratton says he has sold four homes in the two developments. Now, just two of Villa 24’s 12 homes are still available, and five of the 21 units in Oakley Pointe are still for sale.

Villa 24 is “a total Lincoln Park slash old-school Rogers Park” development, according to Stratton. By that he means that the finishes and custom wood trim give the condos a vintage feel.

At Oakley Pointe, Stratton says buyers are jumping at the opportunity to buy “with basically no money down,” because of FHA financing. All of the available two-bedroom / two-baths in that building have 1,250 to 1,600 square feet of living space and are priced from the $220s to the $290s.
