A 5-bedroom, 3 ½ bath home at 906 Greenleaf Ave in Wilmette just came on the market as a short sale, at $550,000. The home sold for $615,000 in July of 1999, and resold for $865,000 in June of 2007.
The home is on a 45 x 191 lot a few blocks from downtown Wilmette and the Metra station, and half a dozen blocks from the Purple Line at 4th and Linden.

Will the $550K asking price trigger multiple offers? My guess is that it will.

Nice find, Dan. One of the few 4 bedrooms under $500K in a Cook County North Shore suburb, apart from Evanston.
This is not east Wilmette, but if you want one of the highest rated elementary schools (Avoca West) in the North Shore this is one. Only three bedrooms, but you get 2.5 baths and a decent yard. As a bonus, the taxes may be a bit lower than your typical Wilmette address. Sadly you will have to drive to a train.

Glenview is not North Shore – no shore.
Anyone who wants to be in the Avoca school district – and many people do – can also find homes virtually ientical to this one in West Wilmette. Also in Romona school district, an easy walk from the school.
Taxes won’t differ much, and the park system is superior, and a number of the Wilmette homes will come in at a lower price than the one you linked. And – you have Lake Michigan beaches because it is the North Shore.
Don’t tell east Glenview residents they are not part of the North Shore. 🙂 You are right of course.
They would also argue that the “newish” community center inside the Glen is superior to anything in Wilmette, Kenilworth, Winnetka and Glencoe.
I tell them that all the time, Dan. I get hostile stares when I ask where the beach is in Glenview.
The Glen does have some great park spaces, but nothing to rival Gillson Beach.
For YoChicago readers, Gillson beach is a lovely 50 acre park/beach in Wilmette. It is one of those places that quickly makes you forget that you are in Illinois.
My recommendation is drive up and visit in May before Memorial Day. After Memorial Day a beach pass, per person, is required for entrance to the beach.

There’s an area south of the fenced beach area that you can visit year-round for free, and many people come up from the city to do just that.
If you don’t have a park district sticker you’ll need to park above the guarded entrance to the beach. You can buy a non-resident 2-person season pass to Gillson for $140 or a 4-person for $216.
