Echelon at K Station over 90 percent leased

Echelon at K Station, June 17, 2009This afternoon Joe and I headed over to the Fulton River District to check out Echelon at K Station, a 26-story, 350-unit rental building at 353 N Desplaines St that was completed around this time last year. According to Gail May, regional property manager for Lincoln Property Company, who is managing the building, it’s currently 92 percent leased.

The new high-rise still has a mix of open studios, one-bedrooms and two-bedrooms. Studios with 570 square feet are priced from $1,550 to $1,720 a month. One-bedroom / one-bath units that range from 617 to 832 square feet are priced from $1,645 to $1,990 a month, and two-bedroom / two-bath units with 1,100 square feet range from $2,306 to $2,850 a month.

Each unit is carpeted and comes with a washer and dryer. All utilities except for electricity are covered by the monthly rent. Spaces in the public parking garage below are $215 per month.

Amenities include a pool, game room, party suite, terrace, home office and fitness center, as well as a grassy public park with a playground on the north side of the property. The building is also directly across the street from Jewel-Osco‘s new “green” store on Desplaines, next to RDM Development‘s Trio mid-rises and tower.

Construction on the next Fifield Companies project, Alta at K Station, is well underway next door. The double high-rise development should be completed next March, but leasing in the building has not yet begun, May says.
