eco18, a drive by a defunct development

It’s been just over seven years since we first wrote about eco18, a new South Loop high-rise that was aiming to be the first LEED Gold certified project in Chicago. A few days later we reported that the project had taken reservations for 28 of its 93 units in the first weekend of sales.

In the video, developer Rick Turner outlines a number of the eco18’s green features. Off camera he told me, if memory serves, that the incremental cost of the geothermal heating and cooling system was $28,000 per unit. You don’t have to be a math whiz to understand that the costs of financing that $28K would likely be greater than the amount of any energy savings.

Four years ago the eco18 site was listed for sale and the project had passed on to the development deadpool.

The sales trailer for eco18 was still on the site when I passed by yesterday and shot the above photo.
