After touring a three-story condo at 4152 N Lincoln Ave last week, Prudential Rubloff‘s Eric Rojas took Joe Zekas on a drive around North Center and gave him an update on the neighborhood scene.

The part of North Center north of Roscoe Village is a lively, interesting neighborhood, probably best known for its quality public elementary schools — Bell and Coonley. This is the first of two segments from their drive.

  • No comments about that old gas station at Berteau that has been vacant for several years now? What’s his take on what is going to go in there? It has been signed for condos for a while now.

    The last listings on the MLS that I can find at the 2056 W Berteau address for the development were from $279,900 to $479,900 and went off the market in March 2009.

    The development sign at the corner of Berteau and Lincoln is from Macon Group who have completed several mid-size new construction and conversion condo buildings on the North Side I’ve seen. I showed one of their developments (loft conversion at Belmont and Lakewood) on the House Hunters episode I appeared in.

    That Berteau and Lincoln corner is just one of many vacant lots that have stalled- or now non-existent- projects after tearing down the existing property some time over the last three years. I’m pretty sure Macon is the second owner of that lot and not the original developer.

    I make no speculation if another business could use the lot. There are a couple other noted vacant lots close by that “were to be condos”. One at I believe Wilson and Ravenswood across from O’Shaunessy’s and another at the 4900 block of North Damen between Lawrence and Ainslie. That was an old strip Mall torn down three years ago to be 14 two beds, two baths condos.
