EnV, 161 W Kinzie St, ChicagoThe first 12 residential floors of EnV in River North will open to tenants the middle of next month, according to the tower’s leasing staff.

EnV’s seventh through 18th floors will be ready for occupants on June 16th, with floors 19 through 28 opening in mid-August. (The Lynd Company had hoped for a March 1 delivery date, according to this post from October.) The 249-unit rental tower at 161 W Kinzie St will feature two amenity floors with outdoor lounges, a pool, grilling areas, a fitness center, media rooms, coffee bars, dog runs spread throughout; a 24-hour door staff and concierge; building-wide Wi-Fi access; and a Zipcar depot.

As of last fall, studios were starting at pre-leasing prices around $1,600 a month, one-bedrooms (with and without dens) around $2,200, two-bedrooms starting around $3,000, and two-bedroom penthouses with dens starting around $5,000. EnV’s office isn’t giving out anything more detailed than that, but each floor plan on the development’s Web site features a price range for its particular tier.

  • I believe the planned bowling alley didn’t make the cut as it is no longer listed as an amenity. Probably didn’t want anything to compete with all the noise from the EL only 10 feet away.

    I have watched the building go up over the past couple of years and it is a great improvement over the old parking pit. It will be interesting to learn how quickly they can get up to 80% capacity.

  • I know this building is attempting to be luxury or “envious”, but I don’t know a single person that would pay $2,200 for 1 bedroom on the 7th floor facing the El Tracks. Take a look at the views from 705 on their website and tell me that they are not going to need to discount some of these.

    Overall, a beautifully designed building. I welcome it to the neighborhood.
