First-quarter figures: Medians and highs in Lincoln Park

First quarter activity had a lot of our Realtor friends feeling good about the upcoming spring and summer sales seasons. Now that we’ve reached the second quarter, we can look back at 1Q 2011 and see how select neighborhoods fared.

Redfin’s sales records show 221 closings of condos, townhomes, single-family homes, and multi-family buildings in Lincoln Park between January 1 and March 31. The homes below represent the median and high price points for each of those property types:

Condos:

  • Median: 2600 N Southport Ave Unit #306, a two-bedroom / two-bath condo with 1,300 square feet. Listed in December 2009 for $364,900; closed in March for $310,000.
  • High: 1811 N Orleans St Unit #2N, a three-bedroom / 2.5-bath condo with 2,500 square feet. Listed in March 2009 for $1.18 million; closed in January for $880,000.

Townhomes:

  • Median: 1887 N Poe St Unit #2R, a three-bedroom / two-bath townhome. Listed in November 2010 for $625,000; closed in February for $599,000.
  • High: 1950 N Maud Ave, a three-bedroom / 4.5-bath rowhome with 4,000 square feet. Listed in May 2010 for $1.28 million; closed in February for $1.17 million.

Single-family homes:

  • Median: 1851 N Maud Ave, a five-bedroom / 3.5-bath home. Listed in October 2010 for $1.32 million; closed in February for $1.19 million.
  • High: 1927 N Cleveland Ave (pictured), a five-bedroom / 4.5-bath home with 6,400 square feet. Listed in September 2010 for $3.69 million; closed in March for $3.4 million.

Multi-family buildings:

  • Median: 1752 N Mohawk St, a greystone three-flat. Listed in October 2010 for $999,900; closed in January for $860,000.
  • High: 2624 N Lincoln Ave, a six-flat with 6,912 square feet. Closed in January for $1.33 million.
