Five live / work homes for sale in Fulton Market

813 - 829 W Fulton Market, Fulton Market, Chicago

Nearly two years have passed since former Yo writer Sheila Burt announced developer John Madonis’ plans to build a handful of three-story residential buildings in the 800 block of West Fulton Market. Last night, the first listing for one of the buildings finally hit the MLS, and it looks like these homes are finally ready to deliver.

Back in 2007, Madonis told Yo he was tailoring his homes for small business owners who wanted to live above their shops. In fact, he even went as far as to say that he planned to live in the unit at 813 W Fulton Market and open a restaurant on the ground floor with his son.

I wasn’t able to reach Madonis for comment today, but those plans appear to have changed, because that particular home listed at $1.29 million. @properties agent Mike Vesole is marketing the three-bedroom / 2.5-bath duplex at 813 W Fulton St, which bookends the development on the eastern edge (at left in the above photo).

The duplex at 813 West Fulton has been staged as a model, which you can see in the photos below. The commercial space for that building is priced at $840,000.

According to the specs I received from Vesole’s office, the units will have a “smart home” system, radiant heated floors, and an attached two-car garage. None of the other homes have been listed yet, but they’re all for sale and can be ready for delivery in 30 to 60 days, Vesole says.
