While booking up on a recent post about LEED projects, I noticed that the Fountain View condo development at 2326 W Giddings St in Lincoln Square was down to one developer-owned unit, a two-bedroom / two-bath with 1,311 square feet, priced at $439,900. Fun fact — it’s been on the market for exactly one year (although there are records of listings, delistings, and relistings dating all the way back to June 2007).
The finished unit features an island kitchen with granite countertops and stainless steel appliances; bamboo floors; a master bath with double-bowl sinks, a Jacuzzi, and a separate shower with marble tile; in-unit laundry, and a covered terrace. Garage parking is available at an additional cost.
The 18-unit building was built with an eye toward LEED Silver certification; it’s website mentions features like enhanced insulation, sealed joints, double-pane windows and doors filled with argon gas, a green roof, individual high-efficiency heating-and-air systems, a variety of recycled and locally produced materials, and a transit-friendly location. To date, however, the building has not received its LEED certificate.
One unit in the building is listed for resale: a three-bedroom / two-bath with 1,540 square feet, priced at $524,900, with parking available for an additional $35,000. The home sold for $582,848 in November 2008.
