Four two-bedrooms left at Armitage Square

Armitage Square in Humboldt Park, Chicago

“It’s not like the old days, but they’re selling,” says Koenig & Strey GMAC Real Estate agent Brant Booker of Armitage Square, the 50-unit condo development at 2738 W Armitage Ave. Booker says the developer is managing to sell these homes without offering significant price cuts or offering other incentives to attract buyers.

The development is located “at the convergence of the vibrant and eclectic Bucktown and Logan Square neighborhoods,” according to Koenig & Strey’s Armitage Square page. According to our neighborhood boundaries, it’s in Logan Square.

There are currently just four available homes in the building, according to Booker, down from the 12 units that Joe reported were available at the end of May. All four of those homes have two bedrooms and two baths, and one of them is a bit larger than the others and comes with a den. The two-bedroom with a den has 1,350 square feet and is priced in the $340s, while the other three have about 1,200 square feet of living space, and they’re all priced in the $320s, Booker says.

All four homes are finished out and ready for immediate deliveries, Booker says. Assessments will be about $150 per month, according to Booker, and building residents have access to a roof deck and a party room. Parking is priced at $25,000 per space.
