From the archives – price collapses on a Noble Square one-bedroom

Five years ago today we noted a $20,000 asking-price reduction on a 1-bedroom condo at 1428 W Walton St in Noble Square. Unit 1S, which was the last in the building to sell, was listed at $259,000 after the price reduction.

The first-floor unit on the south side of the converted eight-unit building had 10-foot ceiling heights, a tall bay window, stainless-steel appliances, granite kitchen countertops and washer / dryer hook-up.

Our writer opined that:

Given the neighborhood in question (and the street in particular), some readers may suggest that the price needs to drop a little more to make this unit appealing, and they may be right. The closest one-bedroom conversions I could find in West Town were the two at 1310 W Ohio St … listed from the $230s to the $240s, with estimated assessments almost identical to those at Walton Street.

The unit finally sold in November of 2009 for $150,000.

Only one unit in the building has resold since the conversion, at an undisclosed price. Another unit has gone through the foreclosure process and is lender-owned.
