Ground breaks for Broadway 3030

Broadway 3030, 3030 N Broadway, Chicago

Way back in January, I attended the shiny-shoveled groundbreaking ceremony at Walton on the Park and noted that it would be one of the few high-profile projects in the city to get underway this year. That’s largely held true. Still, there are developers out there who are moving forward with construction this fall – just look at JFJ Development‘s Broadway 3030.

As you may have read, ground is breaking today on the new mixed-use mid-rise at 3030 N Broadway in Lakeview East, going to show that if you want to stick to your timetable and get your condos built on time, it’s good to have a much-desired Dominick’s anchoring your ground-floor retail space. (To his credit, developer Jon Zitzman told Yo back in May that construction would begin “shortly after Labor Day,” and in the current housing climate, there’s nothing much shorter than a 16-day gap.)

The papers are focusing on the store’s return to the neighborhood, so it’s easy to overlook the fact that 53 homes are going up at the site. The Hartshorne Plunkard Architecture-designed building will have 53 one- to three-bedroom homes with 887 to 3,039 square feet, priced from the $310s to $1.28 million.

As we reported in June, the Dominick’s will open in the spring of 2010, with the project’s first home deliveries beginning later that year.
