Halsted Flats is a 15-story, 269-unit luxury apartment tower at 3740 N Halsted St in Chicago’s Lakeview / Wrigleyville / Boystown neighborhood. The building has nearly 11,000 square feet of ground-level retail space and a 3-level parking garage with 276 spaces.
Halsted Flats is the first new full-amenity rental building in Lakeview in the last 30 years. Occupancy began in mid-March of 2014.
JDL Development and Harlem Irving Cos developed the property with Hartshorne Plunkard as the architecture firm and Lend Lease as the general contractor.
The apartments
Halsted Flats has a mix of convertible, 1-, 2- and 3-bedroom apartments. Floor plans and near real-time availability information are accessible online.
The apartments check off virtually all the items on a renter’s wish-list: 9-foot and higher ceilings, floor-to-ceiling windows, plank flooring, in-unit washer / dryer, designer lighting, good closet space, oversized vanities, and kitchens with quartz countertops, sleek cabinetry, stylish fixtures and hardware, under-mount sinks, gas ranges and steel-finish appliances. A number of the floor plans have private balconies or terraces.
Two-bedroom apartments have the split-bedroom plan that’s popular with roommates and people who work from home. Both bedrooms have walk-in closets, and both baths are large and have oversized vanities. The master bath has a stall shower in lieu of a tub.
The bedroom in two northwest corner apartments has floor-to-ceiling windows on two sides, flooding the space with light. You need to be there to feel the full impact of the windows. The one-bedroom that’s pictured also has a balcony.
Short-term furnished rentals are available from Suite Home Chicago.
Views. Many of the units have sweeping views of the Chicago skyline to the south and good views to the east. High-floor south-facing units have views into Wrigley Field.
Amenities, services, policies
Halsted Flats has a full suite of amenities, and is the only full-amenity rental building in Lakeview.
The landscaped third floor terrace / sundeck has a pool, hot tub, cabanas, grills and seating areas.
There’s a fitness room adjacent to the deck with cardio and free weight equipment, space for stretching exercises, and a separate terrace overlooking Halsted St.
Also adjacent to the deck are a club room and business center and a demonstration kitchen / party room.
A dog run on the 13th floor roof of the building’s west wing has sweeping views of the skyline.
Halsted Flats has on-site leasing and management staff and 24/7 door staff. The building is pet-friendly, subject to limits, and smoke-free.
The location
The fact that we locate Halsted Flats in three neighborhoods – Lake View / Wrigleyville / Boystown – speaks to the stunning variety and diversity of faces, spaces and places that you’ll find in the immediate area.
Halsted Flats’ location at the periphery of Wrigleyville and Boystown affords its residents steps-to proximity to everything these neighborhoods have to offer without their being overwhelmed or unduly inconvenienced by it.
Shopping. Halsted Flats residents have excellent access to grocery shopping.
Whole Foods is a short block south of the building at Halsted and Waveland.
Jewel-Osco and Treasure Island also have stores nearby, and there’s a 7-Eleven around the corner on Broadway.
There are Target, Marshalls and Bed Bath and Beyond locations nearby for residents setting up housekeeping.
National retail chains, however, are a minor presence in the neighborhood, which draws its dominant character from a variety of locally-owned and quirky smaller shops.
Dining, nightlife, entertainment. In brief – whatever you have a taste for you’ll find in the neighborhood in hyper-abundance.
Finding a regular breakfast spot is the first order of dining business for many, and Halsted Flats residents will find an IHOP next door and local favorite Ann Sather nearby. If coffee and munchies suffice, there are three Starbucks locations within a short walk.
Wrigleyville is a dense bar and restaurant destination for Cubs fans and sports bars are everywhere.
The popular North End is directly across the street from Halsted Flats, Murphy’s Bleachers is two short blocks away – and once you get past Murphy’s the scene gets crowded.
Bobby Love’s, across the street from Halsted Flats, and Roscoe’s are just a few of the dozens of gay and lesbian bars and nightclubs you’ll find in the Boystown neighborhood.
Neighborhood street festivals and fairs are a great source of entertainment in the summer. Events near Halsted Flats include – to name a few – Northalsted Market Days, the Lakeview East Festival of the Arts, Wrigleyville Summerfest, SausageFest, the Chicago Marathon and, of course, Pride Week.
Halsted Flats is on the route of the annual Pride Parade, and the building’s east-facing units offer front-row seats to the event.
The websites for the Lakeview Citizens Council and the Lakeview and Lakeview East Chambers of Commerce are a good source of information about upcoming events.
There are nearly two dozen theaters within walking distance of Halsted Flats in the Belmont Theater District, and dozens more venues for live music performances.
Parks, recreation. Halsted Flats residents have convenient access to public parks and recreational activities.
The 1200-acre Lincoln Park, one of the great public spaces in America, is two short blocks east of Halsted Flats. At this point in the park you’ll find a playground, the 9-hole Sydney Marovitz golf course, tennis courts and ball fields and a picnic field.
Lincoln Park has almost every recreational amenity imaginable, from an archery range to a great zoo.
Transportation. Halsted Flats has good access to public transportation.
Commuters will head for the CTA Red Line stop at Addison if they’re southbound to the Loop, or to Sheridan if they’re northbound to Rogers Park or Evanston. Both are about a 10-minute walk from Halsted Flats.
A variety of CTA bus routes traverse the area, steps from the property.
Halsted Flats residents have a 6-minute walk to the #146 CTA bus (pdf) stop on Lake Shore Drive. The 146 runs express to the 900 Shops, anchored by Bloomingdale’s, on Michigan Avenue’s Magnificent Mile, and then on to the Loop.
Lake Shore Drive is a short distance away. Crosstown access to I-90/94 and the city’s expressway grid is inconvenient from this location, and can be time-consuming before and after Cubs’ games.
Zipcar car sharing locations are nearby. There’s a DIVVY bike station just south of the building.
The competition
Rentals are typically available in a number of nearby condo buildings, sometimes at lower rents than in the managed apartment buildings.
