Belmont Cragin placed third among Chicago’s 77 community areas for the number of single-family homes sold between July 1, 2009, and June 30, 2010 — 361 homes sold after an average of 149 days on market, at an average price of $142,926. Home values in Belmont Cragin have risen almost 25 percent over the past 16 years, but are down 13 percent compared to last year, according to Chicago Magazine.
This morning I pulled together the listings for the neighborhood’s highest-priced home, lowest-priced home, one of several homes priced at the current median, and the top sale from the past six months.
- High: $399,900 for a four-bedroom / 2.5-bath single-family at 6110 W Nelson St (pictured). Built in 1941. Features hardwood, carpeted, and ceramic tile flooring, a finished basement, and a 2.5-car garage. On the market one day; last sold in September 2003 for $268,000. - Median: $179,900 for a four-bedroom / three-bath single-family at 2715 N Monitor Ave. Built in 1930. Features hardwood and vinyl flooring, a finished basement, and a 2.5-car garage. On the market 27 days; originally priced at $190,000. Last sold in May 2006 for $362,000. Listed by Chanena Tapia of Tapia Realty.
- Low: $33,660 for an 850 square-foot, two-bedroom / one-bath condo at 2742 N Laramie Ave. Features hardwood floors, granite countertops, and additional storage space. On the market 222 days; originally priced at $79,900. Listed by Favian Cardenas of Blue Horizon Real Estate.
- Top closing since April 26: $290,000 for a four-bedroom / three-bath single-family at 3125 N Natchez Ave. Originally priced at $295,000.
