Construction on this 12-unit development at the corner of Grand Avenue and Noble Street in West Town has long since been completed, but the majority of the units are still on the market. George Furla from @properties says the building was completed about eight or nine months ago, and that seven two-bedroom / two-baths are currently available. Furla cites the slow market as the main reason these places haven’t been selling.
Furla has three unfinished units that are still customizable – two on the second floor (floor plan at right), and one on the top floor. The second-floor units have terraces that can be seen in the above photo, as well as a balcony on the north side of the building, and the top-floor unit has a large roof deck.
All of the units are two-bedroom / two-baths with similar floor plans, and they feature sunken living rooms and come with oak floors and stackable washer and dryer. The top-floor units are a bit larger than the others because they have 24-foot ceilings in the living rooms and a small lofted space. Furla says the top-floor units are about 1,500 square feet, while the others are between 1,300 and 1,350 square feet.
The top-floor unit comes with two outdoor parking spaces, while the second-floor units come with one parking space each. The second-floor units are priced in the $420s, and the top-floor unit is priced in the $450s.
As for retail, one of the four storefronts is occupied by Green Grocer, a boutique organic grocery store that opened last winter. The other three spaces are still vacant, but Furla expects one to be filled with a nail salon.
