It's new to us: 340 West Evergreen

340 W Evergreen St, Chicago

For all the talk of slowdowns and freezes, there appear to be a number of new-construction homes out there that have slipped under the radar and passed us by. I’ve spent the better part of this morning flipping through real-estate ads and clicking through brokerage Web sites in search of these new homes, and I hope to have some more information about a few of them by the end of the day.

The first one I noticed was this nine-unit brick / steel mid-rise at 340 W Evergreen St in Old Town. The building, marketed by Jameson Real Estate, comprises single-story three-bedrooms with 2,100 square feet and four-bedroom duplexes with 4,200 square feet. One of each is listed on the MLS: A three-bedroom / 2.5-bath carries a price tag in the $680s, and a four-bedroom / four-bath is priced around $1.35 million. (By comparison, homes at the Parkside of Old Town mixed-income development a few blocks south comprise one- and two-bedroom condos priced from the $260s to the $560s and two- and three-bedroom townhouses priced from the $490s to the $850s.)

According to Jameson’s profile page, the homes have Kohler fixtures, Pella windows, Unico cabinets, Jenn-Air appliances, granite backsplashes, walk-in master closets, showers with body sprays and separate Jacuzzi tubs, and outdoor terraces. Garage parking is also available for $30,000 per space.

The building is a four-minute walk away from the Old Town artery of Wells Street, according to Google Maps, and a six-minute walk to the Sedgwick Brown Line stop to the north.
