New to the market: Lakeview East conversion eyes April 5 for grand opening

When it comes to neighborhood amenities, few things are more desirable to Chicago residents than a clear view of the great Lake Michigan. Developers can command premium prices for the promise of a lake view, so for many first-time buyers, the dream of lake-front living remains just that: a dream.

That’s why Kroupa Development and Dream Town Realty have dubbed 3033 North Sheridan “the condo deal you’ve been waiting for.” Kroupa’s 143-unit conversion at 3033 N Sheridan Rd in Lakeview East offers unobstructed lake vistas from the eighth floor up, says Dream Town consultant Patricia Rodriguez. With prices of residences starting in the $140s, even the most budget-minded buyer can get that coveted “room with a view.”

Dream Town opened a sales center at the building on Monday, and sales have already reached the 20-percent mark, Rodriguez says. Dream Town hosted an “open bash” at the building last night and will open the building’s seven model units to visitors from noon to 4 p.m. every Saturday and Sunday.

3033 N Sheridan RdThe building’s 15 floor plans include “junior one-bedrooms” starting in the $140s, two-bedrooms starting in the $220s, and three-bedrooms starting in the $330s. Those prices are for the high-rise’s “as is” units, although Rodriguez is quick to point out that every home, original and improved, has benefited greatly from Kroupa’s rehab efforts.

Every condo has newer windows and in-unit washer and dryer. The developers also added four new hot-water storage tanks in the building, and cobblestones will soon replace the building’s paved drive, according to Rodriguez. Residents and visitors will enter a newly renovated lobby featuring slate floors, glass mosaic tile and a modern Jonathan Adler chandelier. Elevators will also receive interior renovations as the building nears completion.

Buyers who want the features of a new-construction condominium can always opt for a number of upgrades, ranging from a $15,000 “value package” all the way to a luxurious set of finishes priced at $40,000. Upgrade options include granite countertops in the kitchen and baths, 42-inch cherry, maple or walnut cabinets, stainless-steel appliances, luxury fixtures, and new lighting and baseboards.

“Being able to customize a home to your liking isn’t something you’re going to find at this price point very often,” Rodriguez says.

Building amenities include a rooftop skydeck, a security guard and an on-site maintenance engineer. Outdoor deeded parking is available for $35,000; a covered, outdoor parking space is $37,500, and an indoor space is $40,000.
