Landmark Square condos appealing to South Side students

Landmark Square, 3300 blocks of South Prairie and Giles avenues in The Gap, Chicago

The pace of construction has slowed because of the soft market, but developer Ferro DiPiazza’s plans for Landmark Square are still pretty ambitious. The group plans to build 30 low-rise condos on the 3300 block of Prairie Avenue, nine single-family homes on the 3300 block of Giles Avenue, and 10 townhouses on 33rd Boulevard, between Giles and Prairie.

The development gets its name from the historic Calumet / Giles / Prairie District in The Gap, which, according to the brochure I received, was approved by the Chicago Landmarks Commission because it features “some of Frank Lloyd Wright and Louis Sullivan’s early masterpieces,” particularly Wright’s Roloson Houses.

Tom Hartmann from Coldwell Banker is representing the development, and he says that parents have been buying condos for their children who are studying at the nearby Illinois Institute of Technology and the College of Optometry, as an alternative to renting or living in student housing.

So far, two six-flats have been built; one is sold out, and there are four available condos in the other. The available homes include three 1,200 square-foot two-bedroom / two-baths that are priced from the $280s to the $300s and one 2,400 square-foot four-bedroom / three-bath duplex that’s priced in the $380s.

None of the townhouses have been built yet, and just one of the single-families has been built. Hartmann says the townhouses will be built in groups of five, and the developer will begin construction on five once two units are sold. The townhouses will have three bedrooms, 2.5 baths, and 2,350 to 2,550 square feet of space, and they will be priced from the $460s to the $480s. The 4,000 square-foot single-families are priced from the $800s to the $900s.
