Who said it was tough finding a two-bedroom / two-bath condo with garage parking in Lincoln Park? Anyone who can work a home search can find plenty of examples. Just now, I found 80 units through Redfin, ranging from an 1,120 square-foot unit at 1610 W Fullerton Pkwy, priced in the $210s, to a 2,375 square-foot unit at 2600 N Southport Ave, priced in the $740s.

Interested in something new to the market? Unit #2501 at 2626 N Lakeview Ave was listed yesterday at $310,000. Assessments are $625, and 2009 taxes are $4,730.

Trying to sniff out some desperation? Unit #504 at 744 W Fullerton Ave sold in October 2007 for $584,500; now it’s listed as a short sale at $430,000. Closer to the park and the lake is Unit #4N at 2714 N Lehmann Ct, which has been on the market for less than a month at $499,000, $113,000 less than its 2006 sale price.

In the past 12 months, 148 two / twos with garage parking have sold in Lincoln Park, at prices ranging from the $210s to $660s, and a median price in the $390s. Homes on average sold for about 6.8% below their original list prices. Currently there are 15 two / twos with parking under contract.
