A 1,400 square-foot, two-bedroom / two-bath priced at $374,500 is the most recent listing at the Pencil Factory Lofts, the concrete loft building at 1800 W Roscoe St in Roscoe Village. (In fact, you might know the building as Roscoe Village Lofts, but Pencil Factory sounds more urban and industrial, no?)

It last sold in 2007 for $352,500. We have a folder filled with old marketing materials for the building, and assuming the tier numbers still match up, the home should be shaped like the floor plan at right.

Three other lofts are listed on the MLS: a one-bedroom priced in the $230s, and two-bedrooms priced in the $340s and $370s. There are also a couple of units for sale by owner, one-bedrooms priced in the $280s and $300s. The average time on market is 163 days.

Additionally, a couple of two-bedrooms, one listed in the $350s and another in the $360s, are under contract. Eight lofts have sold in the past year, at an average price of $333,000.

The lofts are located alongside the Metra tracks that run north along Ravenswood Avenue, but aren’t close to a station along that line. However, they are just about a block west of the Brown Line’s Paulina station, and a couple blocks east of Roscoe and Damen, where you start to encounter Roscoe Village’s stores and restaurants.
