We first reported on Dubin Residential’s Lofts at Bridgeport Place more than 5 years ago, back in March of 2006, and we’ve periodically updated the status of the yet-to-begin-construction project, most recently last November. Unlike many projects that we reported on five years ago, this one isn’t ready to be added to the development deadpool.
Developer Dave Dubin reports that the building at 1038 W 35th St has been added to the National Register of Historic Places and achieved status as a Chicago Landmark. Plans for condominiums were scrapped some time ago and current plans call for rental lofts and retail development that would take advantage of the large amount of available on-site parking. According to Dubin the project has strong city and state backing and is expected to begin construction late this year or early next year.


Time will tell if this development gets done. Barring some strong TIF money support etc I find it difficult to believe it will happen in the next few years. State money generally means some sort of “affordable” component and unless we’re talking seniors I have a difficult time seeing the aldercritter going for that.
That being said it still has a better chance than the Old Post Office property of being developed and apartments make more sense than condos given the lending available out there. I’m a glass half full kinda guy. Or is there even a glass here? Perhaps an old eastern European stein left over from da Bridgeportian heyday.
Now if the parking is as plentiful as suggested perhaps a major national retailer might jump in. Say one of those Walgreens sized Walmarts or something.
I just looked at some of the earlier YOChicago stories and the original plan was for 190 units. That’s a whole lotta units in that location.
Perhaps in YoChicago 2016 we will still be discussing the possibilities here. I do hope Dubin is able to put something together here and not at too high a cost to the taxpayer. I like to see people actually living in “da great city of Shh caw gah”.
