Logan's Edge promotes amenities of neighboring Logan Square

With all this talk about “West Bucktown,” you’d think that the mere mention of Logan Square was enough to doom a development.

But there are projects out there that take pride in their location, and – surprise – some are even latching onto the Logan Square name without actually standing inside the neighborhood’s boundaries.

Case-in-point: Logan’s Edge, a four-story, elevatored condominium building in Avondale. The promotional lit for Logan’s Edge (located at 2931 N Milwaukee Ave) hypes its proximity to the Milwaukee corridor’s dive bars and bike shops, but also plays up the area’s “quaint charm of a small European town.”

Two of the building’s six units are still on the market. Both are three-bed / two-bath condos with about 1,800 square feet of space, enclosed balconies and parking. Features include a mix of hardwood and carpet floors, granite counters and cherry cabinets in the kitchens, marble showers and 10-foot ceilings.

A short walk up Gresham and Kimball avenues will get you to the Belmont Blue Line stop; Logan Square itself is farther away, but if you’re going to be eating at El Cid (as Logan Edge’s pamphlet suggests), that walking distance might not be a bad thing.

Prices are from the $310s to $350s, with rooftop decks going for an extra $10,000. As expected, this development and others near the Avondale / Logan Square boundary seem to be drawing first-time buyers, as well as people from outside the Chicago metro area, says New Chicago Real Estate agent Margarita Rodriguez, who is representing the development with Deborah Hess.
