Rendering of Mondial, 900 W Huron St, River West, Chicago

If diarrhea and not sleeping at night is trepidation, yes.

– Mondial developer Jack Berger, admitting some nervousness to Crain’s about marketing more than 100 new-construction condos in today’s environment.

Last week we learned that Jack was making another attempt at selling off the condos at Mondial, 900 W Huron St in River West, instead of converting the units to apartments. Yesterday, near the end of a story on Appraisal Research Counselors’ latest downtown benchmark report, Crain’s fleshed out some details: Prices at Mondial will now run from the $190s for a junior one-bedroom to the $380s for a two-bedroom, down from a range of the $230s to $500s, according to old Yo posts.

Jack will be sending us details on pricing and availability as he gets closer to go-time, so keep an eye out for more in the coming weeks.

  • There’s not a whole going on in that area, but I wouldn’t be concerned about safety. It’s actually really quiet and there is a possibility of development. I’m not sure if this will ever be a happening area. Depends what you are looking for….

That said, great views on a chill street.

  • I used to live in the River West Lofts apartment building across the street. The immediate area is very quiet. There’s really not much going on, which can be good or bad, but it’s excellent for public transportation so you can get anywhere. It’s very easy to get to the 8, 56, 65, and 66 buses as well as the Blue Line. This makes it pretty easy to get just about anywhere. The building is right off some elevated Metra tracks on the East side, so that’s something to watch out for. Safety in the immediate area was not a concern for me at all, though there was a rash of catalytic converter thefts from cars parked on the street and my car was hit (while parked on the street) with no note left, causing about $1,500 in damage in the year or so that I lived there.

The views from River West Lofts are extremely good, and I can only imagine that they’d be better from this roof since it’s got a height advantage. At these prices it seems like a decent deal. The old prices were laughable given the market. The two floorplans I saw weren’t the most appealing to me (didn’t like the kitchen setup), but they weren’t bad.

  • Here are the downtown panorama and North Side panorama I shot from the top of Mondial last summer.

My first thought about the neighborhood is transportation, just like David said — lots of bus access, a short walk to the Chicago Blue Line stop, the expressway not too far away. Also, I remember how Joe, Mark, and I were surprised by the strollers we saw on streets like Huron and Peoria during our first visit to the building. Nothing like a Lincoln Square afternoon, of course, but far more than we would have guessed.

If you pull up the address in EveryBlock, narrow it down to a three-block radius, and drill into the crimes overview, you’ll see that more than half of the crimes reported since ’07 have been theft (over $300), theft ($300 or less), and vandalism of vehicles.
