Montana Rowhomes: The "last best place" in Wrightwood Neighbors?

Let’s get this out of the way: The Montana Rowhomes take their name from the street, not the state, so cast away those thoughts of ranches and cattle drives. Wrightwood Neighbors has its charms, but it’s not Big Sky Country.

Schillaci Birmingham Development will build five four-story townhouses at 1000 – 1008 W Montana St, on the northwest corner of Montana and Sheffield Avenue, according to Jameson Real Estate agent Dawn Lynch. They “range” (yuk yuk) from a three-bedroom with a den and a recreation room priced at $1.19 million to a four-bedroom home listed at $1.49 million. All of the homes will have 4.5 bathrooms, private roof decks and attached two-car garages.

The homes could be “a great single-family alternative” for people who want to settle down on the western side of Lincoln Park, Lynch says.

“New-construction single-families around DePaul are going for at least $1.8 million these days. Anyone wanting to spend less than that usually has to look at places that are at least seven to 15 years old, or they have to expand their searches into Lake View,” she says.

That jives with our NewHomeNotebook.com listings for Lincoln Park. For example, the single-family homes at the Lincoln Park West Collection were listed at $3.6 million, and Hartland Park‘s single-families started around $1.7 million.

A fairer comparison might be drawn between the Montana Rowhomes and Hartland Park’s five remaining four-bedroom townhouses, all of which are priced in the $980s or less. Those homes are farther west, over near the intersection of Wrightwood Avenue and Altgeld Street, and that might make all the difference when it comes to price points.

The Montana Rowhomes will be ready for delivery sometime in 2009, Lynch says.
