Last month a tipster pointed us toward the first four closings at Walton on the Park, at 2 W Delaware Pl in the Gold Coast. In the four weeks since, another nine have gone in the books: three between June 21 and 23, five on July 7 and 8, and one on the 13th.
Closing prices have been anywhere from the $560s to $2.2 million, with a median around $986,000. Four of the units are in the tower’s 07 tier, a two-bedroom / 2.5-bath floor plan with 1,520 square feet. (That’s the plan at bottom.) This style of home was obviously a fan fave among pre-construction buyers, judging by the fact that only one of the 24 homes in the tier is still for sale — unit #1407, priced at $975,000. It’s the only two-bedroom plan with more than two-baths, and its position on the northwest corner offers views of nearby Washington Square Park, the Newberry Library, and the interior streets of the Gold Coast. (Remember that Walton wasn’t designed as a view building to begin with — east-facing units look directly onto high-rises on the other side of State, and north-facing homes were sold with the understanding that there’d be a second Walton tower obstructing any views north toward Lincoln Park.)
