The Chicago Plan Commission approved zoning changes Thursday for three condo projects. Here they are, from north to south:
In Lincoln Park: Developer 1301 West Diversey, LLC is planning 12 townhouses and 13 single-family homes at 1301 W Diversey Parkway, along with 50 garage parking spaces. The commission voted to rezone the vacant site to allow multi-unit residential buildings.
In University Village: Banner, LLC plans to develop a 12-story building at 1431 S Blue Island Ave with 130 condos and 8,562 square feet of retail on the ground floor. The group will also build a 4,000-square-foot TCF Bank branch with 19 parking spaces. The council approved a zoning change from a C-2 to a B2-5, which allows more range for development and is meant to create growth on underdeveloped streets. Ald. Danny Solis (25th) said, “I think it’s going to add to the neighborhoods I have in my ward, especially neighborhoods like Pilsen.”
In South Shore: Shoreline Development, LLC plans to construct an eight-story building with 32 condos and 35 parking spaces at 7810 S South Shore Drive in the 7th Ward. The property was rezoned to allow mid- and high-rises.

Any renderings of that highrise on Blue Island or the midrise in South Shore?
I want renderings NOW!!!!
🙂
Seriously, I wished Chicago Plan Commission meetings were televised. I would love to sit at home and watch these proceedings once a month while taking in some wine & scotch
Wine & scotch?
Yes, the traditional drink of the plan commission meetings.
Although I missed the opportunity to capture the audio from the May Plan Commission meeting, this is one of five monthly meetings I’ll be regularly podcasting at http://www.aldertrack.com
(the others are Community Development Commission meetings, Zoning Committee meetings, Zoning Board of Appeals meetings, and Housing and Real Estate Committee meetings)
Hopefully the site will be graduated from audio to video soon.
Pez,
You’re making a great resource even better!
Odd place for a high-rise. Might knock out the view of a lot of those people who just bought at 15th & Blue Island.
Yeah, it would block a huge portion of the view for some. My question is how can a 12 story build be built on a B2-5? According to zoning standards, max height allowed is 80 feet, unless they’re following a Planned Development Procedure of Sec 17-13-0600.
Hmmm….
